PROCESS

Over the years we have carefully curated a meticulous design process that has proven successful in the implementation of our Designs. Collaboration with the clients, and the design team, from Schematic Design through Construction Documentation, is paramount to making sure that the design meets expectations. Working through the process ensures that long-term design goals are met and that appropriate sequencing is met. This process overwhelmingly leads to long-term savings for our clients.

PROJECT DISCOVERY

The introduction to the project. This is the part of the Project where we get to know our perspective clients, understand the vision and goals for the project, begin assembling a team, and get introduced to the site. We begin to map out the trajectory of the project: The Who? Where? When? Why? What? This portion of the project culminates the development of a Base File for design, or a layout of existing conditions. This is typically performed by a Certified Surveyor

SCHEMATIC DESIGN

The Schematic Design portion of the design process is where we develop a preliminary concept based on site conditions, requirements, and the client project goals. This design phase allows for the exploration of several design options, allowing for a thorough investigation of project/site potential. During the period of time it’s usually best to begin assembling, and meeting with, the other design members and the potential build-team. The outcome of this phase is a Concept Plan that can be developed, and explored, into something that is buildable. This phase is synonymous with Concept Design.

DESIGN DEVELOPMENT

In Design Development, the Concept Design is advanced into something that is buildable. Since this phase falls between Schematic Design and Construction Documentation, the design can still change, but the basics of the project, as dictated by site conditions, jurisdiction requirements and client expectations of the project have been basically finalized. For Design-Build Projects this level of detail can be sufficient as the design-intent has largely been laid-out.

CONSTRUCTION DOCUMENTATION

In the Construction Documentation phase of the project, the design has been finalized and the plans are being developed into something that is buildable. This phase is characterized largely annotation, and production of details, to elaborate the finished expectations to the contractors and build team

CONSTRUCTION ADMINISTRATION

In the Construction Administration phase of the project, we work with the project build-team to implement the design as drawn. This ensures that the project is installed as specified.
